A Track Record of Excellence
The Barn at Smith Lake has been the premier wedding destination in North Alabama since its inception, consistently selling out every available weekend. The venue has hosted 57+ events annually from 2022 through 2025, generating over $1.2 million in gross revenue with profit margins exceeding 50%.
For 2026, 43 out of 52 weekends are already booked with non-refundable deposits totaling $999,950 in confirmed revenue — before the acquisition is even complete. This is not a speculative investment; it is a proven, operating business with immediate cash flow.

Buying Below Intrinsic Value
Immediate equity of $6M–$7M at acquisition
The difference between the $8M purchase price and the $14M–$15M combined asset value
The Path to Infinite ROI
Our strategy is designed to return your full principal through a refinance event — then you continue receiving distributions with zero dollars at risk. That is the definition of infinite return on investment.

Monetizing the Weekdays
Currently, The Barn generates 95% of its revenue from weekend weddings, leaving 260+ weekdays per year almost entirely unutilized. The corporate retreat market is booming, with companies spending $1,000–$3,000 per person on multi-day offsites. No venue in the Southeast currently blends corporate infrastructure with wellness and Nordic sauna culture — this is where we differentiate.
Boutique Hotels: The Untapped Niche
"I skate to where the puck is going to be, not where it has been."
— Wayne Gretzky
Most real estate investors follow the herd — single-family homes, apartment complexes, mobile home parks, storage facilities. Solid asset classes, but they have been exploited to the max. Finding a genuinely great deal in those categories today is like finding a parking spot at Costco on a Saturday: technically possible, but you will lose years of your life trying.
There is one commercial asset category that most investors have not discovered yet: boutique hotels. We are 8–10 years ahead of the curve. Post-COVID travelers are done with big-box hotels. Those are fine for business travelers who need a clean bed between meetings and a continental breakfast that tastes like it was prepared by a committee. That is not us.
Our specialty is a niche within the niche — boutique hotels that provide unique and unforgettable experiences. We do not just invest in any charming property in the middle of Any Town, USA. Every property we acquire tells a story, sits in a destination where nature and daily life naturally intersect, and creates the kind of memories that make guests book their return trip before they have even checked out.
Think of it this way: big-box hotels sell rooms. We sell experiences. They compete on price. We compete on memories. They have a loyalty program. We have guests who cry when they leave. That is the difference — and that is why this niche is exploding.
Every Space Tells a Story
Each property begins with a history of its own, shaped by the people, moments, and places that came before it. We seek out one-of-a-kind properties and give them new life — preserving their character while thoughtfully reimagining them for today's guests.
Your Place for Adventure
Our stays are set where nature and daily life naturally intersect. From mountain landscapes and quiet lakes to walkable towns shaped by local culture — mornings begin with fresh air, days unfold with exploration, and evenings slow down with good food and a sense of belonging.
Rooted in Place
From art crafted by local makers to materials sourced close to home, every property is shaped by the people and landscapes around it. We collaborate with our communities, honor their traditions, and design experiences that reflect their character.
"Some experiences are worth remembering while ours is simply unforgettable."
— W. Roger Salam
This Ain't Our First Rodeo
Our leadership team has collectively acquired and operated 7 boutique hotels since 2021, managing 186+ units across premier leisure markets. Every property was purchased below market value, renovated, rebranded, and repositioned into a high-performing asset. Here are the results.

First-Mover Advantage in the Southeast
There are currently no dedicated sauna-focused retreats at Smith Lake or anywhere in the Southeast. The growing popularity of sauna culture, contrast therapy, and wellness tourism in North America presents a significant first-mover opportunity. We plan to introduce a Nordic sauna, Russian banya, and ice plunge facility that will serve as a unique differentiator and high-margin revenue stream.
This wellness component will enhance the value proposition for both wedding parties and corporate retreat clients, while also attracting a new segment of wellness travelers seeking transformative experiences.
